LABRADOR CITY INDUSTRIAL LAND

The Town of Labrador City is planning to transform 27 hectares of lands into a contemporary business park that will provide high-quality, attractive design and a sustainable urban environment that is uniquely northern. The purpose of the business park is to provide future opportunities for light industrial, commercial development and potentially limited residential in a mixed use building.

The site has frontage along Route 500, which provides a direct linkage to Quebec. It is located within close proximity to the Hospital, the College of the North Atlantic (CONA) campus and Tanya Lake. Demands for industrial and commercial land in the region are not linked to population as heavy industry in the area continues to require additional space.

The Design Guidelines for the Business Park outlines how design elements will be incorporated, and includes guidelines for Public and Private Site development such as:
• Gateway Features
• Landscaping/Streetscape
• Trails
• Greenways
• Site Layout
• Building Design
• Sustainable Design

The Wabush Industrial Park is owned and operated by the Town of Wabush. After many years of no growth, the Industrial Park has increased its occupancy from about 33 businesses in 2005 to approximately 76 in 2014. The types of businesses located in the Park have also expanded and now include commercial, as  well as light and heavy industrial. Phase III expansion of the industrial park is currently underway and the preliminary plans include a total of 13 lots ranging in lot area from 1.77 to 10.40 acres.
